Application Fees

• Application: $50 per person 18 years and older
• Administrative Fee: $150
  • Refundable for 72 hours
  • Refunded if denied

Move in Costs

• Standard Security Deposits: 1 bedroom $600, 2 bedroom $700, 3 bedroom $800
• Pet Fees (non-refundable): $500 for first dog and $250 for second dog
  • $300 for first cat and $100 for second cat
• Pet Rent: $25 per month per pet
• Utilities: 1 bedroom, 2 bedroom, 3 bedroom
• Parking: Garage and one extra space included with every home at no extra charge

Situational Fees

• Late Fee: 10% of rent
• NSF Fee: $35
• Notice Posting Fee: $55
• Online Payment Chargeback: $125
• Early Termination Fee: 2.5X the rent
• Transfer within Community Fee: $150
• Roommate Change Fee: $150
• Pet Waste Fine: $200 per occurance (sic)
